IS ROOF REPLACEMENT NECESSARY?

The best way to determine if your roof can get by with repairs or if it needs a replacement is to have a professional climb on your roof and do a thorough inspection. However, there are a few details you can spot from on the ground that may indicate your roof is due for replacement. If you observe any issues or concerning areas, please get in touch with a professional roofing company such as JMS Roofing.

HOW TO JUDGE THE CONDITION OF YOUR ROOF

Step back from your house and glance over your roof. Your shingles should be lined in neat rows. If you spot any shingles that appear to be missing or if any are damaged, this is an indication for a roofing company to be called. Do you see any darkened areas or greenish-tinted shingles? Both are signs that specific areas of your roof will need to be redone. Are there any nearby trees that drop leaves on your roof? Roofs surrounded by foliage often need to be replaced sooner, because the leaves can damage your roof.

Check inside during rainstorms. Have you ever noticed signs that your roof may be leaking? Does your ceiling have any staining from water? If your roof is already leaking to the point where you can observe water damage, a roofing contractor should be called immediately. A leaking roof usually means replacement is necessary and repairs will not be sufficient. We would advise you to get in touch as soon as possible. Otherwise, you will need more than roof replacement done.

Is your roof older than 15 or so years old? Older roofs should be checked on more frequently, because roofs only last around 15 years. For older roofs, we are more likely to recommend roof replacement instead of repairs. Repairs would only last you a couple of years, and the roof will need to be replaced soon anyways.

WHAT IS INVOLVED WITH RESIDENTIAL ROOF REPLACEMENT?

The first step for a roof replacement is to determine if you even need one. Not all warning signs are as dramatically noticeable as having to place buckets all around the house to catch water from leaks. In fact, paying attention to other cues should ideally prevent your roof from ever deteriorating to that point. Be aware of when your current roof was installed and last had major work done on it. Most asphalt shingle roofs will last between twenty and twenty-five years.

Not all roofing issues will require a full replacement, but if your roof is nearing the end of its lifespan, it's better to bite the bullet and have a new roof installed than waste time, money, and energy trying to cover up all the problems and seek out another couple years. Our experienced roof replacement experts will evaluate your situation and offer an honest, professional opinion.

Deciding to get a new roof is a big decision and should not be taken lightly. Here are a few signs to look for when deciding:

  • Cracked shingles
  • Missing shingles
  • Water damage on the inside of your home
  • Multiple problem areas
  • The age of your roof
